  • PROJECT SCOPE OF SERVICES

MADISON FIRE STATION #2 RESTROOM/SHOWER ROOM RENOVATION AND DORMITORY ADDITION
The Madison Fire District Board of Trustees intends to contract for architectural/engineering services with a qualified architectural firm to renovate and upgrade an existing employee restroom/shower room, and to construct a new employee sleep dormitory at the Madison Fire District-Fire Station #2 located at 1743 Hubbard Road, Madison, Ohio. The renovated restroom/shower room and new sleep dormitory addition shall be designed to meet the minimum requirements of the “Americans with Disability Act” (ADA). Madison Fire District Station #2 is a concrete block building with a brick veneer exterior. The original fire station building was constructed in 1955. An addition to the building was constructed in 1965. The architectural firm chosen for the project would be required to evaluate the mechanical systems that currently service the restroom/shower room and current dormitory area of the building i.e. (HVAC, electrical, plumbing). The current restroom/shower room area is small with limited space availability. New sink & toilet fixtures, a new shower area and ceramic tile finishes are required throughout the renovated restroom/shower room. Because of space restrictions in the building the current restroom/shower room is shared by male and female firefighters. The renovation of the restroom/shower room must be done within the current footprint of the existing space. The space currently used as an employee dormitory is very small with male and female firefighters sleeping in the same room. It is the Fire District’s desire to construct an addition to the rear of the building at the southeast corner creating a new dormitory/sleeping quarters for the firefighters. In an effort to keep the project as cost effective as possible the dormitory addition can be stick built using wood or steel stud walls, a drywall interior, and with vinyl siding or “Hardie Plank Lap Siding” on the additions exterior. The existing space currently used as a sleeping dormitory will allow for the expansion of the fire station kitchen area. Improvements to the kitchen area of the fire station will be done at a later time. A major project challenge will be to keep the fire station operational during construction. This is Madison’s most active fire station handling multiple emergency calls every day. The fire station is a 24/7 three hundred, sixty-five (365) days a year operation. Temporary restroom/shower room and sleeping quarters will be needed to keep the building operational during construction. It is the Fire District’s desire to commence construction in June of 2021 and to be completed by September 30, 2021 to take advantage of optimum weather conditions. Interested architectural firms submitting a “Statement of Qualifications” should include information regarding the firms: History, Education and Experience of key technical personnel, the firm’s experience with public building design, construction/contract administration, construction oversight, availability of staff, and previous work performed for the Madison Fire District, Village of Madison, Board of Madison Township Trustees or other governmental entities in the tri-county area (Lake, Ashtabula, Geauga). “Statement of Qualifications” (four copies) shall be submitted to the attention of Fire Chief Tod Baker, Madison Fire District, 840 River Street, Madison, Ohio 44057 no later than 4:00 P.M. on December 22, 2020. As required by Ohio Revised Code 153.65 thru 153.71, responding architectural firms will be evaluated and ranked in order of their qualifications. Following the evaluation and ranking, the Madison Fire District Board of Trustees will enter into contract negotiations with the firm ranked as most qualified. Anticipated Date of Contract Award to Architect: February 17, 2021 Anticipated Date for Final Project Design & Bidding: April 21, 2021 Anticipated Date of Project Award: May 26, 2021 Anticipated Date for construction start-up/completion: June 21, 2021 thru September 30, 2021 The Madison Fire District Board of Trustees will fund the project through available tax levy funds set aside from the fire department’s annual operating budget.
